Safe & Sanitary Third Party Report To Council
What is a Safe & Sanitary report?
A third party (safe and sanitary) report is an independent report that verifies the condition of a building or building work carried out before 1 July 1992. The work may have been done with or without a building permit. Prior to this date, there was no building consent process as we know it today. This report can assist in identifying compliance at the time of construction and any issues for resolution to bring it to current New Zealand building standard (NZS4306:2005). Property Solutions Inspections’ inspectors are accredited surveyors with BOINZ (Building Officials Institute of New Zealand).
When is one required?
You may want to place a third party report on your property file if…
You want to verify the condition of a building or building work carried out before 1 July 1992, when selling or buying it. Once you have the report completed and if the work was completed before July 1992, the report may be submitted to Council as a public record and added to the Property File. Further information is on the Auckland Council website.
The building was altered after July 1992 and your bank or insurance company wants assurance that the building is safe and suitable for its use. In this case, the report is not submitted to Council.
